Historic renovation & Adaptive ReuseThis historic residential property underwent extensive restoration, remodeling and adaptive reuse construction. The exterior architecture and important features was maintained while the interior floor plan was redesigned, renovated and remodeled to accommodate commercial office space along with residential apartment living upstairs. The original hardwood floors and trim were kept and matched when the rooms were reconfigured. The entire mechanical systems including plumbing, heat and air conditioning, water heater and electric were all updated during construction. Bathrooms and kitchens were added and remodeled to accommodate the office and apartment living spaces.

This brick, 4-story townhouse, built during the Civil War era, is located in the Rittenhouse Square historic district, one of the few remaining residential neighborhoods in Philadelphia. The Rittenhouse renovation included demolishing the entire interior, relocating the bathrooms and laundry room, installing a new air conditioning system throughout the entire four floors, replacing the electric with a new system and switching the circular staircase with straight-run, mid-landing stairs, oak treads, painted risers and a goose-neck railing. The original pine floors were sanded and refinished and all the metal casement windows were taken out, re-glazed, restored and reinstalled. The brick façade also had to be stabilized due to improper window installation many years ago.

The backdrop for €œBiscuit Hill, a vintage 1890 Victorian charmer, is the quaint fishing village of Rock Hall on Maryland’s historic Eastern Shore and Chesapeake Bay. The Queen Ann style architecture is similar to a “shotgun house“€ with rooms arranged one behind the other and doors at each end. The unique Victorian charm and features like porches, cedar siding and gingerbread trim were preserved when the home was remodeled. All of the original interior spaces retain their original character while blending seamlessly into the renovated and updated areas.

An old galley kitchen, dark family room and single bedroom upstairs were demolished to make way for a new two story addition. The new upstairs square footage features a private master suite with its own balcony, cathedral ceiling, Pella windows and private bath. A second full bath was also added. On the main level a new, spacious kitchen with cork flooring and cherry cabinets leads into a bright and airy family room with plenty of room for family and guests. Taking advantage of an expansive rear year, Pella French doors open onto a brick patio overlooking Swan Creek and two world-class marina resorts. The original and new layout creates an open but private environment throughout. The house can accommodate a large family and guests for unforgettable Bay memories.
